A Stage I Preliminary Site Investigation (also known as a “Phase I”) is the first step to evaluating the environmental liability of a property.  This analysis evaluates the likelihood of contamination being present on the property.  This assessment is primarily visual and historical in nature, following the Canadian Standards Association Guidelines, including:

  • Historical records review
  • Pictorial documentation of site condition
  • Interviews with people experienced with the site
  • Identification of Areas of Potential Environmental Concern
  • Data analysis and determination of course of action
  • Comprehensive reporting

When conducting Stage I, Stage II, and Detailed Site Investigations, ACM professionals follow the latest standards for Environmental Site Assessments, including the Canadian Standards Association (CSA), the Canadian Mortgage and Housing Corporation (CMHC), and the American Society of Testing Materials (ASTM).
